The Fourth & Pike Building is well on its way to becoming a fully modernized office building with character and class. We have selected a state of the art Mitsubishi energy efficient building heating and ventilation (HVAC) system, installed fire sprinklers, renovated common area corridors and created and remodeled several tenant suites.
Restoration Progress
- Four corridors (on the 5th, 7th, 8th and 10th floors) have been completely renovated. First, we eliminated unused entry doors and transoms, retail-style windows and dated molding, and removed the existing carpet and linoleum floor covering. We then installed 8-foot high standardized doors and adjoining relight windows, contemporary crown and base molding, granite wall covering at the elevators, light sconces at the elevators, paint in designer colors, carpeting of contemporary design, and custom-designed wallpaper. Renovation of the remaining building corridors is scheduled.
- As suites are leased, they are upgraded to modern standards by demolishing old brick partitions, ceilings, steam heat registers, obsolete pipes, wiring, ducting and assorted mysterious parts and counterparts. The demo process is followed by installation of custom drywall partitions, floor to ceiling doors, crown and base molding, ceiling grids, fire sprinklers, HVAC equipment, electrical and plumbing to code, designer carpeting, horizontal 2-inch wood window blinds, and custom cabinetry.
- A new fire sprinkler system was installed in all the common areas and in vacant tenant spaces.
- The 6-story high light well was cleaned and painted in a stunning design, brightening the view from many office suites.
- The rear loading dock was cleaned and painted and a roll-down gate was installed.
- Window frames are being upgraded.
- Replacement of the Fourth Avenue sidewalk is planned.
- Exterior building touch-up repairs to the historical terra cotta façade are planned.
- The enhancement of the beautiful main building lobby with designer carpet, potted plants, brass refinishing, building directory, and lighting has been completed.
- Electrification of the HVAC and fire sprinkling systems is planned.
